Pressure Washing or Soft Washing in Fresno? How to Tell What Your Home Needs

Technician pressure washing a driveway in the Central Valley

We get asked this a lot once someone sees pressure washing on our service list: “Can you just blast the whole outside of the house while you’re here?” The honest answer is usually no, and it’s not because we’re being careful for no reason. Pressure washing and soft washing solve two different problems, and using the wrong one on the wrong surface can leave you with a bigger repair bill than the grime you started with.

What pressure washing is actually for

Pressure washing uses strong, focused water to physically strip dirt, oil and algae off hard, tough surfaces. Think concrete driveways, paver walkways, pool decks and block retaining walls. These materials can take the force. In fact they usually need it, since Fresno dust and summer grime bake into concrete and don’t come off with a garden hose or a broom. A proper pressure wash with the right nozzle and a surface cleaner attachment gets these areas back to looking new.

What soft washing is actually for

Soft washing takes the opposite approach. Instead of relying on brute force, it uses low pressure water paired with a cleaning solution that breaks down algae, mildew and organic buildup on contact. That solution does the work, so the water pressure can stay gentle. This matters on stucco, painted wood, vinyl or wood siding, window screens, patio covers and roofing, all surfaces that a high pressure stream can genuinely damage. We see it a lot on older Fresno and Clovis homes where stucco has gone from white to a dingy green or black along the shaded side of the house. That’s algae, and soft washing clears it without touching the texture underneath.

Why using the wrong one causes real damage

Pointing a full pressure stream at stucco or siding can crack the finish, strip paint, or force water behind the wall where it has no business being, which leads to trapped moisture and mold you won’t see until much later. Screens tear. Old mortar joints erode. On the flip side, trying to clean a driveway with soft washing alone usually isn’t enough. Tire marks and ground in dirt on concrete need the mechanical force that only pressure can provide. Matching the method to the material isn’t just a technicality. It’s the difference between a clean surface and a damaged one.

How this plays out on a typical Central Valley property

Most homes we visit around Fresno and Clovis actually need both, just on different parts of the property. The driveway, front walkway and patio slab get pressure washed. The stucco exterior, window screens, and any wood trim or fencing near the work area get soft washed or skipped with water pressure entirely if they can’t take it. We walk the property first, flag which surfaces need which approach, and treat any stubborn oil or algae spots before rinsing so nothing just moves around instead of lifting off.

If you’re planning pressure washing in Fresno this year, it’s worth asking whoever you hire whether they’re treating your stucco and siding the same as your driveway. If the answer is yes, that’s a sign they’re not matching the method to the surface, and that’s exactly how homes end up with cracked paint or water damage that costs far more to fix than the cleaning itself.

Frequently asked

What is the actual difference between pressure washing and soft washing? +
Pressure washing uses strong, focused water pressure to blast dirt and stains off tough surfaces like concrete and pavers. Soft washing uses a low pressure stream and a cleaning solution to lift algae, mildew and grime off softer surfaces like stucco, painted siding and screens without damaging them.
How do I know which one my house needs? +
Driveways, walkways, patios and pool decks can usually take full pressure washing. Stucco, painted wood, siding, screens and roofing should get soft washing instead, since high pressure on those surfaces can crack paint, strip mortar or push water where it does not belong.
